COMMERCIAL HEATING Allgas Heating Services Ltd can design, install and maintain your commercial heating system, carry out gas safety inspections and issue certificates. Churches. General Business. Landlord gas safety records are diarised so you need not worry. We will remind you when it becomes due. Annual Safety Checks As a landlord, you have a duty to ensure: Gas fittings (appliances, pipe work) and flues are maintained in a safe condition. All installation, maintenance and safety checks are carried out by a Gas Safe registered gas installer. An annual safety check is carried out on each gas appliance/flue by a Gas Safe registered gas installer. Checks need to have taken place within one year of the start of the tenancy/lease date, unless the appliances have been installed for less then 12 months, in which case they should be checked within 12 months of their installation date. A record of each safety check is kept for two years. A copy of the current safety check record, which can be either a Gas Safe landlords gas safety record or similar, is issued to each existing tenant within 28 days of the check being completed, or to any new tenant before they move in (in certain areas, such as holiday property, the record can be displayed). Please note: an appliance service inspection will not necessarily meet the information recording requirements of a landlords annual safety check, nor will the annual safety check be sufficient to provide effective maintenance. Always ask the advice of a Gas Safe registered gas installer. Gas Safety Properly installed appliances that are checked regularly by Gas Safe registered installers should be safe. However, if you notice any of the following tell tale danger signs, you should switch off the appliance immediately and notify your registered installer: Soot around the appliance. A yellow or orange lazy flame. Excessive condensation in the room where the appliance is installed. If you suspect a gas leak then call Transco 24 hour emergency service on 0800 111 999. Physical symptoms of carbon monoxide (CO) poisoning: If you experience drowsiness, headaches, nausea or pains in the chest when using a gas appliance, immediately switch the appliance off and contact a doctor, mentioning carbon monoxide poisoning.
